Hi Folks, Delighted yo have come across this forum, we have felt a bit of of the loop with Green Fort, hope we can find out a bit mroe though here. For example, we have been hit with a €1500 bill for maintenance this year. For what is a 3-4 month season this seems nuts. We have not been abel to rent our apartment at all this year. What info have others got on their maintenance fees and their own rental problems ? Cheers Fran

Hello All Hope you are well. We’ve been letting our apartment through PM group for the last few years but now they’ve informed us that there are no bookings for this year. How is everyone else getting on? Best wishes Catherine and David Leedham

I use PM group as my letting agent. Fort Noks are claiming reasonable occupancy levels with a higher rent per day compared to PM group. Can anyone that uses Fort Noks tell me if they had good income last season? PM tell me that they have bookings for all of July and August this Summer.

Judging by comments here it would certainly seem that our apartments are being used without our permission. We have expressed our concern about this to Fort Noks on a number of occasions only to receive the response that 'it is not possible'. Stela the site manager strongly disputes that this happens and I'm sure she genuinely believes this but, after all, she is just one person amongst several hundred apartments. I would recommend all who have been affected to let your concerns be known to julia@fortnoks.org (head office) with a copy to stela@fortnoks.org We have appointed PM group as our letting agent this year and our apartment has been rented for most of this season but we are worried about unauthorised use out of season. Maybe one way of monitoring the situation is by letting people know when any of us are visiting via this forum. Then others can ask for their apartments to be checked simply by contacting Stela and giving permission to borrow the key.

Hi Neil I to have had suspicions for a long time that apartments were being used without the owners consent however how do we prove this. I believe we should build up a contact base of owners in Green Fort and agree to let each other know when we or friends are using apartments and then check on one anothers apartments. It is sad when you have to go to such lenghts to have confidence and comfort in your investment but I dont any othere option. If you would like to know if your apartment is being used over the next few weeks just let me know the number as I will have friends using mine. Rgds Pomorie

Boris the thief caught me for over €16,000.00 and none of my apartments are fully furnished yet, and what furniture is there is absolute rubbish. Fort noks/Greenfort well where do I start. Like everything in Bulgaria it seems legitimate until you have paid your money. Everything is CORRUPT! PHONEY MAINTANANCE, PHONEY SECURITY, PHONEY COUNTRY. Is Mise, John.

In reply to your query about Boris Shopov I have found him to be absolutely unreliable and unbusinesslike in all aspects. I paid him in advance 3,800 for furniture package. Months later he had not delivered, and then he delivered sub standard package. Once he receives payment he will not be available to answer phone or email. My friend checked the apartment and informed me it had not been furnished. My difficulty with him remains unresolved however I will visit there soon. I have informed Greenfort Management that no one has to enter the premises without my consent by email and confirmation by phone. Peter

Hi David I have just came across the green fort forum today which I am delighted to have found as I also have an apartment in Green Fort. Regarding the bills I also got a electricity and water bill for 175 Euro from For Noks but as I was out there for only 1 week in March I knew no one else was using the apartment. Also when I was there to furnish the apartment I took photo's to show my family, in Sept my parents used the apartment and noticed some changes to apartment which leads to believe my apartment was being used. The bed sheets and linen I had bought (Not white as some management Company's request) were gone and others in their place as well other defence's. I queried the bills telling them I was the only person to use the apartment and hey presto my bill was reduced to 12 euro. I believe its worth keeping a close eye of things in Green Fort and this forum is perfect for owners to keep in touch, share info and even check on each others apartments when out there. Rgsd John

Double check your utility bills!
We were sent a note of our electricity/water charges last November.
We said we'd pay on our next visit, Fort Noks said OK it's such a small amount.
No-one (to our knowledge) used the apartment between November 2005 and June 2006 when we were presented with a bill for three times the November figure for electricity but (strangely) 2 leva less for water.
Since I didn't have the November email with me at the time we paid without query, anyway you don't want to start your holiday with an argument do you.
Now I've checked everything I've asked Stela to explain.
No response as yet.

Also there's now a new 'tax' of 5 leva per month for 'reading the meters'.
Not in the contract.
Again we paid up, not wanting to spoil the day, but I'm going to pursue it.

Anyone have any comments about this?
